Prevented potential party wall dispute with the adjoining owner
The work was undertaken in accordance with the award to the building owner and adjoining owner’s satisfaction
Our client wished to alter the structure of their property, however needed to notify the adjoining owner of these changes to achieve a party wall award for the works.
CS2 was appointed
under the Party Wall etc.Act 1996 to
serve a notice on the adjoining owner regarding structural alterations,
including installation of steel beams and a lift shaft affecting the party wall.
A section 2 party wall award was successfully agreed by the building owner and
the adjoining owner; the award set out when and how the work was to be carried
out and specified any additional work required.CS2 agreed a schedule of condition that was prepared in order to record
the condition of the adjoining property.This was required before the work commenced so that any damage to the
adjoining land or buildings could be properly attributed and made good.
