Following re-augmentation of a well-known mortgage lender by the parent banking company, an assessment of the likely capital and revenue expenditure on property over the medium-term prompted the client to appoint CS2, to assess the condition and likely cost of maintenance. Our assessment was made in the form of a Planned and Preventative Maintenance Schedule (PPM), which included costs and a system for prioritising the various types of work necessary. This included a specific column for any works required to rectify a breach of legislation or avoid risk to health and safety. To inspect and produce these reports, our surveyors required an excellent understanding of building form, materials and components, which included several types of granite cladding to one of the buildings, in order to advise the most appropriate courses of action.
